In Accra’s Airport Residential Area, KEY Architectural Group brings together climatic intelligence, restrained luxury and a distinctly human approach to contemporary urban living.

Luxury in architecture is increasingly measured not by excess, but by intelligence: the quality of light, the generosity of space, the relationship between architecture and landscape, and the quiet precision with which a building responds to its environment.

It is within this more nuanced understanding of luxury that KEY Architectural Group has developed its residential practice. Founded in Lebanon in 1998 and now also established in Accra, Ghana, the architecture and design studio has spent more than two decades cultivating an approach grounded in proportion, contextual awareness and the lived experience of space.

That philosophy finds a particularly articulate expression in Beyond Residence, a contemporary apartment development in Accra’s sought-after Airport Residential Area. Conceived as an urban sanctuary balancing privacy, environmental responsiveness and architectural character, the project has been recognised by the Luxury Lifestyle Awards as Best Luxury Apartment Architecture in Ghana.

A Practice Shaped by Place

Led by architects Imad Fakhry and Hussein Fakhry, KEY Architectural Group was established with an understanding of architecture as both a technical discipline and a cultural one.

Its work spans architectural and engineering design, interiors, consultation, supervision and project management across residential, commercial and administrative projects. Yet underlying this breadth is a consistent architectural vocabulary: clarity of form, disciplined detailing and a close relationship between concept and execution.

The studio’s expansion from Lebanon to Ghana introduced another layer to this thinking. Accra is a city experiencing considerable transformation, where contemporary development exists alongside established residential neighbourhoods, tropical vegetation and an architectural culture shaped by climate.

For KEY Architectural Group, this context provides more than a backdrop. It becomes part of the design process.

Beyond the Conventional Apartment

Beyond Residence approaches high-density living with the intimacy and spatial generosity more commonly associated with a private home.

Rather than relying on repetition alone, the building incorporates a varied collection of residential typologies. Four duplex apartments begin at ground level and continue onto the first floor, where residents also have access to shared wellness facilities including a gym and mini spa.

Further duplex residences and loft-style apartments occupy the levels above, culminating in increasingly private homes towards the top of the building. On the sixth floor, a penthouse opens onto panoramic terraces and a private swimming pool, while the seventh is reserved for a single sky loft with its own terrace.

Below ground, parking, storage and building services are accompanied by a cinema space, allowing many of the development’s communal and functional requirements to be discreetly integrated into the architecture.

This progression—from shared spaces at ground level to increasingly private residences above—creates a subtle hierarchy within the building. It is architecture organised not simply by floor plate, but by experience.

Designing With Nature, Not Around It

Perhaps the most compelling gesture at Beyond Residence existed long before the building itself.

A cluster of mature trees, some approximately 50 years old, occupies the site frontage. Rather than clearing them to create an unobstructed architectural statement, KEY Architectural Group incorporated the trees into the composition of the development.

They now frame the building, temper its relationship with the street and contribute shade and character to the landscaped areas surrounding the central swimming pool.

The decision establishes an important dialogue between permanence and change. The new architecture does not erase the history of the site; it grows around it.

This sensitivity extends across the building envelope. Perforated concrete cantilevered slabs act as architectural shading devices, their configuration responding to orientation and solar exposure. Filtering direct sunlight while permitting daylight and supporting natural ventilation, they are both environmental instruments and defining components of the façade.

Planting is woven through balconies, terraces and exterior compositions, softening the building’s geometry and extending the landscape vertically.

The result is not greenery applied as decoration, but a more integrated relationship between architecture, climate and vegetation.

The Architecture of Quiet Performance

Beyond Residence demonstrates how environmental performance can be embedded within the architectural language rather than presented as a separate technological layer.

Ventilated façade cladding and raised terrace-floor systems contribute to the building’s environmental response, while mechanical and electrical strategies include grey-water reuse for flushing, solar water heating, LED illumination and sensor-controlled lighting within communal areas.

VRV air-conditioning systems provide additional climate control within the residences.

Individually, these interventions may be discreet. Collectively, however, they reflect a broader understanding of contemporary luxury—one increasingly concerned with comfort, efficiency and environmental responsibility alongside material and spatial refinement.

Here, sustainability is not positioned as spectacle. It operates quietly within the architecture.

From Drawing Board to Detail

A defining aspect of Beyond Residence is the continuity of responsibility behind it.

KEY Architectural Group oversaw the project across its architectural lifecycle, encompassing architecture, interiors and landscape design as well as material selection and coordination with engineering disciplines. The practice also undertook project management and construction supervision.

Such an integrated role can be particularly significant in projects where architectural quality depends upon the execution of numerous interconnected details. Façade systems, terraces, planting, interior materials and environmental technologies must ultimately speak the same design language.

By maintaining involvement from concept through construction, the architects were able to preserve a greater degree of continuity between the original idea and the completed environment.

A Contemporary Expression of Accra Living

Beyond Residence arrives at a moment when definitions of premium residential architecture are shifting.

Generous amenities and elevated finishes remain part of the equation, but increasingly the most compelling projects are those that offer something less easily quantified: privacy without isolation, density without anonymity, environmental awareness without aesthetic compromise.

In Accra, KEY Architectural Group has explored these ideas through architecture that is simultaneously urban and landscape-conscious, contemporary yet responsive to what was already present on the site.

Its mature trees remain. Sunlight is filtered rather than excluded. Greenery moves upward through the building. Apartments evolve from duplexes to lofts, penthouse and sky residence as the architecture rises.

The luxury of Beyond Residence ultimately lies in this orchestration of relationships—between inside and outside, architecture and climate, private retreat and collective living.

Rather than demanding attention through excess, the project makes its statement through proportion, restraint and considered detail: an expression of residential architecture in which design quality is experienced as much as it is seen.
