Sandton Residence by Nico van der Meulen Architects
Set on a sloped site with sweeping views of Johannesburg’s eastern skyline, the 1 300 m² Sandton Residence rises over three storeys, positioned to embrace its elevated outlook. The home is conceived as a dialogue between solidity and transparency with a series of stacked and intersecting volumes, creating a dynamic sculptural form that steps with the terrain and frames vistas across the city. Perforated architectural elements introduce transparency and texture, while monolithic concrete-clad walls anchor the structure, giving it a sense of permanence and strength.
Approached from the southern driveway, the residence reveals a carefully choreographed spatial sequence — from the hovering perforated porte cochère marking the glazed entrance, to the private guardhouse and multiple garages subtly integrated into the terrain.
Internally, open-plan living areas extend seamlessly to the lanai and pool terrace, where a firepit anchors panoramic views across the eastern garden. The residence accommodates five en-suite bedrooms, a study, home office, gym, wine cellar, cinema, and extensive entertainment spaces that are— designed to balance family living with hospitality.
Technologically advanced yet environmentally mindful, the home integrates hydronic air-conditioning, underfloor heating, and full automation for lighting and systems, supported by PV panels, inverters, batteries, and a generator to ensure complete energy independence.
Interiors by M Square Lifestyle Design, with furnishings from M Square Lifestyle Necessities, soften the home’s architectural weight through walnut timber, Porcelanosa’s Xtone Liem Grey tiles, and metallic accents. Imported Doca kitchens and Porro wardrobes complete the composition, merging craftsmanship with contemporary luxury.
The Sandton Residence stands as a refined and enduring family retreat and— a destination designed for comfort, connection, and future living.
